The $200,000 home costs more in the beginning. But there are many things that determine the true long term cost of a house. Below are a few things to consider when trying to decide home the REAL cost of a home.
- Do trees need to be removed?
- How much yard maintenance is needed and who is going to do it?
- Is there a pool or hot tub and does it need maintenance?
- Is the home energy efficient? How much is your utility bill going to be?
- How is the roof? Does it need to be replaced soon?
- What is the paint like on the house? Does it need to be repainted?
- What is the electrical system like? Does it need upgrading to handle your load usage with your electronics and appliances?
- Is there aluminum wiring or lead-based paint or any other safety issue that needs to be addressed?
- Does it need new carpeting, tile repair, other flooring issues?
- What remodeling projects are on the horizon?
- Are the appliances still under warranty?
- What appliances need to be purchased?
- What are the property taxes?
- Are you in the city with city services and city taxes or in the country or in the ETJ?
- Have you had the property inspected? What else can you predict will be expenses over the next 5 years?
