Does “As-Is” Really Mean Anything in College Station Real Estate?

Thinking of buying a home in Bryan or College Station? Wondering what the seller (often a bank selling a foreclosure) means when they say “As Is”?
“As-Is” is a term used quite often in real estate BUT that does not mean the seller has the right to hide things from you if they know about them. When a seller says “As-Is” they are telling you not to ask for repairs and don’t come back to them after the sale if you find problems. Take the time and find the problems NOW!
Inspections? YES!!! Unless there is some special agreement you’ve signed, in Texas you should still be able to have inspections. Real estate agents should always advise and encourage you to to have property inspections. Which inspections you get depends on the property – structural, mechanical, pest, HVAC, septic, mold, environmental, water well…..
Remember just because a property is listed in “as is” condition. That does NOT mean it is in bad shape. The seller is simply telling you that he is NOT interested in repairing anything you find.

I’ve listed property with sellers that expected to be able to write “as-is” in the listing and disclose nothing… After talking it over he agreed that full disclosure was certainly the best policy! The house sold in 4 day for full price with full disclosure.
