College Station and Bryan Real Estate 2007-2008 Comparisons

So what is REALLY going on in Bryan/College Station, Texas real estate and how does it affect YOU and YOUR home?
The Bryan College Station Multiple Listing Service reported the following information about our LOCAL real estate market -

# Closed Sales 2,539 2,490 -2.0%
Sales Closed Vol. $418,307,000 $420,802,000 +0.6%
Avg. Sales Price $164,753 $168,997 +2.6%
How does this compare to the Houston, Texas real estate market?
The average sign family home in Houston dropped 10.4% last month to $192,135 compared to December 2007 but rose 1.0 percent to #208,266 on a year to date basis. The total number of properties sold dropped 16% in Houston – (according to the Houston Association of Realtors – HAR)
