Short Sales – Why is it important to understand them?

A ”short sale” is something that has become well known over the last few years as home values decrease and many homeowners face financial difficulties. “The term ‘short sale’ means that during the sale there is more debt owed against the property than the property’s value. In other words, the property is “underwater”
It has been reported that in Tuscon there is a rising number of foreclosure filings and this number is only expected to continue growing in the future. Almost all of the neighborhoods in Tuscon have seen a rise in foreclosures and properties being sold as short sales. In some areas of Tuscons 40% of the total housing inventory is compromised by short sales. This shows that all inventory may be impacted even the inventory that is not distressed.
In a short sale real estate transaction it is important to understand who is in charge of what:
- The primary people in a short sale real estate transaction is the homeowner and the mortgage company. The home owner must talk with the loan servicers about their situation where they will need to provide the necessary documentation of financial distress. Overall the goal of the mortgage company is to keep the homeowner in the home. A short sale is typically the last resort. If phone calls and emails are ignored from the lender this will leave little choice but to proceed to a foreclosure action.
- If a foreclosure process begins it will become more difficult to work out a possible solution with the lender. When there is a situation that the process advances to the “Notice of Trustee’s Sale” stage, there is less time to market the property for sale which makes it a challenge to obtain as close to fair market value for the property as possible. This is particularly true in areas where properties are moving slower, such as areas like Tucson.
- The second key person in a short sale is the tax professional and/or financial advisor. It is important to have a disucssion concerning the potential tax consequences and you need to make sure the tax professional you are using is up to date on the current tax law.
- The homeowner also needs to work with an attorney to explain the laws related to the release of fliens or mortgage debts.

Kyle Field Day in Aggieland April 30 2011

Kyle Field Day will be held Saturday, April 30, 2011 from 11:00AM – 3:00PM. The event is free to attend and will be held at Kyle Field! This is a great chance for Texas A&M students to get involved in service projects that will be beneficial to the Bryan/College Station community! This event will involve many different Campus Organizations which will bring out a great group of diverse students. The field day will host different stations. These stations will help inform students on how to become more involved in the surrounding community. The students will also be able to learn more on how to participate in service projects that benefit Animal Abuse, Environmental Preservation, Youth Outreach, and many more area! The Athletes of Texas A&M will also be involved in this special day and they will help students in service and awareness activities. This is going to be a great event that will help encourage students to participate in service projects and getting involved in the Bryan/College Station community!

Tips On How To Increase The Value of Your Bryan-College Station Home

These are a few easy steps to help your home become more appealing to a possible buyer.
Of course people who are looking to sale there home do not want to pay a ton of money and go above and beyond repairing their home if they are about to move! Good news, we have some steps you can take to increase the value and make your home very appealing!
So read over these steps and consider following through with them before selling your home!
- Improve the efficiency of your kitchen. Replace old kitchen appliances with something that looks more modern and does not make your electric bill go up a fortune.
- Get rid of old carpets! When a possible buyer is looking at a house and see’s carpets with stains it is sometimes hard for them to see past this. New carpets or hardwood floors look great when showing a house.
- Paint your walls. You do not have to necessarily paint your home a bold color, but you want to make the house look fresh. The color you choose should depend on the style of the home. Regardless of the color, new paint helps freshen up a room!
- Fix up those bathrooms and make them look fresh. Buyers look very hard at bathrooms.
- Work on the outside of the home. Something easy to do is work on your yard; mowing, trimming and planting a few flowers go a long way! You can also use a power washer to make the home have more of a fresh-clean look to it!
- Fix any minor repairs that need to be fixed. Take some time to fix anything around the house that you have been needing to do but have been putting off.
