Many of the College Station residents I’ve spoken with recently are faced with the decision to sell their home; for some, this can be a worrisome issue. But this process does not have to be as stressful as it seems! A recurring question is, “How will my home do on the market?” As I’ve mentioned recently, it is a buyer’s market, so it is imperative for a seller to present the best product possible if they want to get a good deal on their home. As I tell my clients, if you want peace of mind - I cannot stress enough the necessity of showing a clean, well-maintained home. Though I’ve recently discussed staging a home, the need for further advice and details on home maintenance and presentation is critical. Whether you are in the position of needing to sell now, eventually, or even if you are set in your home for life, a well-maintained home is an essential point of pride.

Time to Inspect Your Property – How Do You Prepare?

So you’ve sold your house and now the buyers are going to do inspections. Should you worry? Do you need to do anything to get ready?
YES YES YES!
When you and a buyer come to an agreement on price and terms you want to make sure nothing goes wrong. Below are a few ideas to help make the inspection process go as smoothly as possible.

Pets – Make sure all animals are off property for the inspection. No inspector wants to dodge the dog or let the cat out or find the snake in the kid’s bedroom.

Turn on the utilities! Make sure everything is on especially if you don’t live in the property. Check the electricity, gas and water.

Make sure all the pilot lights are lit – water and air!

Light bulbs? Make sure all are working great. You don’t want the inspector to write up that you need an electrician when all you need is a light bulb.

Check the a/c filters & vents. Replace the a/c filter. Clean the vents. You want no dirt or dust anywhere.

Trim the bushes and trees away from the house. Make sure the inspector can easily get to all sides of the house. Also make sure the dirt is not too high around the slab. Pull the dirt away from the slab and the weep holes. Tree limbs should not touch the roof either.

Smoke detectors – replace the batteries!

Is anything missing? Are all the knobs on the stove and cabinets? Are the latches on the windows working? Where are the window screens? Any broken glass? Have the windows lost their seal? Fix the problems BEFORE the inspector arrives!

UNLOCK! Make sure the insepctor can get to every room, garage, outbuilding, breaker box, fenced area, attic, crawl space and if you live in certain areas… basement.

Clean and straighten. A home that looks clean and straight will inspect much better than a dirty, cluttered home.
Yes, it takes a little effort to get everything ready before the inspector but it is MUCH cheaper in the long run!

Government Bailout – Fishman’s Millions – Fair?

So, what are your thoughts about the $750 million billion PLUS!!! bailout coming at us? Did you cash your rebate check? If so, they need it back. If you didn’t cash it yet, mail it back!
So what are your thoughts about Fishman? Remember WAMU? Alan Fishman worked for WAMU 17 days as the chief executive officer. After working those HARD 17 days WAMU went under and was taken over by the FDIC. Now, after working 17 days, do you know how much he is to get?
According to Fox News -
I WANT THAT JOB!!! I want to get a $7.5 million dollar bonus, work 17 days and then get a severence package of $11.6 million!!! Now I don’t blame Fishman for taking it but who are the insane people who authorized this? Was it the board of directors? Maybe they should pay this (and the stockholders who lost EVERYTHING) out of their pockets.
So, now that Fishman has his millions, WAMU stockholders have nothing, our rebate checks are returned and we now are all responsible for a $750,000,000,000 debt… any ideas how we are going to pay this back? I don’t know about you but I don’t think I can pay any more taxes. Wonder how this is going to affect College Station real estate…
