			<content:encoded><![CDATA[<p>As an Aggie Realtor who works with clients all over the US, I constantly hear Aggie jokes, but who is laughing now?  We always talk about how we live in a bubble here in College Station, but did you know that bubble was filled with the smartest people in Texas?</p>
<p>The City of College Station is ranked by The Business Journals as the <a href="http://houston.culturemap.com/newsdetail/11-21-11-you-wont-believe-the-smartest-cities-in-texas-college-station-no-1-the-woodlands-no-2/">brainiest city in Texas</a> among those with populations between 50,000 and 100,000. Some 28 percent of College Station residents hold a bachelor’s degree and another 28.23 percent have a graduate or professional degree. A lot of this has to do with Texas A&amp;M faculty as well as so many Aggies staying here after graduation!</p>
<p><a href="http://www.bizjournals.com/bizjournals/on-numbers/scott-thomas/2011/11/bethesda-palo-alto-rank-1-2-in-latest.html?appSession=64883631762861">The Business Journals</a> ranked 483 mid-sized U.S. cities using 2009 U.S. Census Data. The rankings were based on the percentage of population with each level of educational attainment.  Not only were we #1 in Texas, but College Station ranked No. 31 nationally.</p>
<p>So, next time someone makes an Aggie joke, make sure and let them know that they are actually making fun of the smartest city in all of Texas!</p>

<p>The pumpkins have arrived so the 6th Annual <a title="Texas A&amp;M University Habitat for Humanity Campus Chapter" href="http://aggiehabitat.com/">Aggie Habitat for Humanity</a> Pumpkin Patch is almost ready to go.  All during the month of October Aggie Habitat will be selling pumpkins to raise money to help build homes for those in need in the Bryan and College Station area.  They will be open as long as they have pumpkins.  The hours are from noon until dark on weekdays, 8:00 a.m. to dark on Saturday and 10:00 a.m. to dark on Sunday. During the weekends, Aggie Habitat will host several special events for children including face painting, apple bobbing, and storytelling. Pumpkins of all shapes,sizes and colors will be available. The Pumpkin Patch is located in College Station in front of Covenant Presbyterian Church on the corner of Rock Prairie and Edelweiss Drive near Wellborn Road.  Get out and support Aggie Habitat for Humanity.</p>

This event will involve many different Campus Organizations which will bring out a great group of diverse students. The field day will host different stations. These stations will help inform students on how to become more involved in the surrounding community. The students will also be able to learn more on how to participate in service projects that benefit Animal Abuse, Environmental  Preservation, Youth Outreach, and many more area! The Athletes of Texas A&amp;M will also be involved in this special day and they will help students in service and awareness activities. This is going to be a great event that will help encourage students to participate in service projects and getting involved in the Bryan/College Station community!</div>

The City of College Station is ranked fourth among cities nationally and second in medium sized metropolitan areas(175,000-500,000 pop)  in accordance with USAAs and military.com’s list of “Best Places for Military Retirement”.    Why another list?  The new list (started on December 6, 2010) helps retirees to utilize the retirement benefits to their greatest benefit in places that offer a high quality of life.</p>
<p>There are many reasons why Bryan College Station, Tx was chosen.  One reason why BCS is ranked so high is taxes!  Texas has no income tax on Federal Pensions.  Also, College Station is still going strong in both real estate and the economy in part because of Texas A&amp;M University and 49,000 students.  Many people who are retiring from <span id="more-4912"></span>the military are looking to start their second career and because of College Stations strong economy jobs are more accessible.</p>
<p>There is also plenty to do in College Station.  Texas A&amp;M brings a variety of events with famous personalities, world leaders, and great performances. While there are no official military bases in town, Fort Hood is only about 90 miles away and has a great Commissary and Exchange.  Bryan College Station, Tx is also centrally located to many large cities like Houston, Austin, San Antonio, and Dallas.</p>

An example of this is College Station&#8217;s strong and affordable real estate market. <p>We are finding more and more parents are wanting to invest in College Station Real Estate whether it is a single family home, duplex, condominium or townhome. More parents are wanting to purchase a property to enjoy our lower <span id="more-4850"></span>purchase prices, the <a href="http://susanhilton.com/2010/11/20/what-to-expect-in-bryan-college-station-over-the-next-5-years/">anticipated appreciation in home values</a> and the current tax benefits of ownership rather than pouring their student housing money into a rental.  Student housing at Texas A&amp;M is a worry and concern for parents sending their kids here but we are here to help!</p>
<p>Some concerns we often hear from parents about where their student is going to live include:</p>

<li>dorm life</li>
<li>very little control over surroundings</li>

<p>But, the noise is up to the students of course! Investing in real estate in Bryan College Station is a natural step for life as an Aggie.</p>
<p>We recently had parents call about their daughter coming to Texas A&amp;M. They were concerned about their daughter living away from home in a new city. They were also smart to consider that while they were investing in their daughter&#8217;s future and education they might want to consider investing in real estate. They had hopes that their other children and family would also be attending TAMU so buying rather than renting for years to come was on the &#8220;to do&#8221; list.</p>
<p>Together we found a beautiful home for their daughter.  With a backyard and deck she could enjoy a little sunshine and maybe even a dog. How much more did the house cost than renting? The cost difference was really remarkable -</p>
<p>Their daughter had been paying $450 a month for a one bedroom plus her share of the utilities.  We found a 3 bedroom 2 bath home for $140,000 in a nice neighborhood. Renting out the other 2 bedrooms to friends actually covered the monthly principle and interest payments plus a little for taxes and insurance.   So, the roommates ended up making most of the monthly house payment and the parents had a home as investment for the future.</p>
<p>Is there ever a time when renting is a better option? Probably but not in their case.</p>

They may not all agree on the details but they all seem to agree that growth is coming and so are the people!</p>
<p>In addition to an increase in our RGP (real gross product &#8211; output in dollars) the population is expected to increase by almost 20,000<span id="more-4732"></span> people. Imagine another 20,000 people in our community with about 10,000 of those being workers. Imagine our community having 235,000 people. We will need more road, electricity, houses, restaurants&#8230;.</p>
<p>We have enjoyed avoiding the significant national downturn like the rest of the country. Yes, we have seen a decrease in real estate but nothing like the rest of the country.  Texas&#8217; economic performance has been higher than the national economy. Why?</p>
<ul>
<li> no state income tax</li>
<li>low cost of living</li>
<li>overall low taxes</li>
<li>large workforce</li>
</ul>
<p>Texas continues to expand jobs in almost all industries. 24 of Texas&#8217; 26 metropolitan areas experienced &#8220;positive employment growth.  Only one area had a net job loss! Glad we don&#8217;t live in Wichita Falls&#8230;</p>
<p>Remember Texas continues to rank high by national organizations as a top state for development and the place to live. Bryan College Station and Texas A&amp;M have been recognized as one of the top areas too! Texas A&amp;M is one of the favorite schools for companies to visit to recruit new employees too.</p>
<p>Since 2008, 70% of all net jobs in the US have been created in Texas according to <a href="http://www.perrymangroup.com/" target="_blank">Ray Perryman, Economist.</a> Even though the job market is tough here, can you imagine if you lived in other areas?</p>

<p>The first Potato Shack opened up in College Station, Texas in 1998. Today they have many locations around Texas, many of which are still in the birthplace of College Station.  Potato Shack 3 is known for their <a title="Potato Shack Menu" href="http://www.potatoshack.biz/menu.php?store=CSPlus-Wellborn">massive baked potatoes </a>.</p>
<p>Here you will find more potato options than you can imagine! Potato Shack offers “spuds” ranging from a Chicken &amp; Broccoli Potato, Bacon Cheese Burger Potato, Chicken Fried Steak Potato, to even a Teriyaki Potato!  I have not been so adventurous, as to eat one of the potatoes above and would love some feedback on any experiences! Luckily, just about any craving you have with a potato, they can make it!!</p>
<p>Potato Shack not only offers potatoes but they have also feature wings, friend pickles, fried mushrooms, salads and a great variety of yummy desserts. Potato Shack in College Station, TX is my pick when you have a “spud” craving!
